  • 10:15 - 10:45 | How true net return works (deep-dive session)
    There is little that keeps real estate investors more occupied than box 3. Presumptive taxation, (non-)deductible costs, capital gains tax - or was it growth taxation?! -, vacancy levy, an add-back for real estate - the list is endless. And then there is the somewhat misguided distinction between true versus deemed net return, where everyone knows what true net return is - except policymakers. Luckily, Cor Overduin is on hand: he not only digs into the inequities of the How true net return works framework, but can also explain what will be settled/what must be settled/what is being settled. Don’t miss it.

  • 11:00 - 11:30 | Panel (re)Financing - what’s in store for you?
    As of 2026, the rental market can be summarised in one sentence: everything is different! In many cases, the interest rate fixation periods for the low - almost free - rates have expired, and refinancing is waiting around the corner.

    What do lenders (banks or providers of capital) focus on? What is the role of sustainability and improved energy performance certificates? How can you improve them as quickly and cheaply as possible - is it actually necessary? And not unimportantly: how are rental contracts for rented real estate valued nowadays? What if they no longer cover the debt service?

  • 11:30 - 12:00 | Deep-dive topic: What’s going on with short-stay rentals?
    In the overregulated rental market, where less and less is left from rental income, there seemed to be one bright spot: short-stay rentals. Temporary rental agreements for temporary (foreign) tenants to whom the Affordable Rent Act does not apply, leaving something over in box 3. Of course, there are caveats to short-stay rentals, but they were manageable. Now, however, short-stay rentals are also at risk of being regulated.

    Where we stand, what the current situation is, and what the outlook looks like: Bas Wilberts provides an update on opportunities and threats.
