Mohamed Baba: 'We must build, build, build—even during a crisis'

Mohamed Baba: 'We must build, build, build—even during a crisis'

Step up the pace of implementation: that is the call made by Mohamed Baba, chairman of the board of Haag Wonen, in the run-up to PROVADA 2025. Baba is also a board member of De Vernieuwde Stad, a knowledge platform of 26 large housing associations that focuses on sufficient living space and safe and livable neighborhoods. Baba: 'The task is huge, the resources limited. Corporations, developers, investors, and municipalities desperately need each other. We have to build, build, build.'

With the arrival of De Vernieuwde Stad (The Renewed City), the housing association sector is returning to the PROVADA exhibition floor. The housing associations are actively participating in the substantive program and can be found in the Corporatielounge. Baba:

Corporations are relevant again. The 2008 crisis brought many projects to a standstill. Crucial mistakes we must never repeat: we must always continue to build, even in times of crisis.”
— Mohamed Baba, Haag Wonen

The housing shortage is still growing, Baba continues. “In 2024, there will be approximately 451,000 people looking for housing and 50,000 available homes, resulting in a static housing shortage of 401,000 homes. That is a shortage of 4.9 percent of the total stock. The shortage is continuing to grow.” To tackle the housing shortage, 100,000 homes per year must be built at an accelerated pace, according to Wouter Orth of the Ministry of Housing.

Foreign capital needed to meet housing construction targets

The fiscal threshold for foreign pension funds and insurers to invest in the Dutch housing market must be significantly lowered. That is the view of Mark Siezen, CEO of asset manager Bouwinvest. 'Foreign capital is absolutely essential to meet the enormous housing construction challenge. That requires a stable housing policy and fiscal climate. I am hopeful: the new minister recognises this and will act on it.'
