Which part will you take responsibility for?
A solid foundation beneath every home so it is a safe place to live. Due to climate change and ageing properties, the Netherlands faces a foundation challenge that lies at the heart of the real estate sector. More than 400,000 homes are at risk in the long term. Foundations are invisible to people. That is changing.

From April 2026, surveyors will be required to report on foundation risks. Estate agents, surveyors, building inspectors, but also mortgage advisers and lenders will play an important role in advising and informing owners and buyers about foundations. And municipalities, water boards and housing associations are also tasked with providing good information and communication to residents in neighbourhoods where the urgency is high.

The central government is also taking responsibility, providing content and process control through the National Approach to Foundations (NAF). The NAF brings together public and private parties to develop, step by step, insight, action perspectives and scalable solutions with and for owners. In six areas, practical lessons are currently being learned about what works.
